Drywall dust gets into everything โ HVAC returns, cabinet undersides, the tops of door frames, every electrical outlet. Final-clean has to be tenant-move-in ready, not 'looks pretty good.' We work the standard three-phase commercial construction cleaning protocol: rough clean (after framing, before final trade walk-throughs), final clean (after punch list, before owner walk), and detail clean (immediately before tenant move-in). Most of our Toledo post-construction work comes through general contractor partnerships โ Rudolph Libbe Group, Mosser Construction, Lathrop, Spieker, and others โ and we're set up to mobilize within 48 hours when a project is closing out faster than expected. We carry COI naming you and the property owner as additionally insured before our crew arrives on-site.
We work to commercial construction industry standards โ three-phase cleaning protocol, GC-tracked check-ins, and punch-list closeout documentation. COI naming GC + property owner is issued before our crew is on-site. We're already onboarded with multiple major Toledo-area GCs as a preferred subcontractor, which means our paperwork, insurance, and safety standards are pre-vetted. Time is always the constraint on post-construction โ we mobilize on 48-hour notice when projects close out faster than expected, and we scale crew size to whatever the deadline demands.
"We've used Toledo Clean for the closeout phase on four tenant build-outs in Perrysburg this year. Every time: COI ready, crew shows up when promised, walk-through passes. They're on our subcontractor list permanently."
Yes โ typically within 48 hours of contact for urgent post-construction. We scale crew size to whatever the deadline demands. The most common Toledo scenario: GC calls Wednesday for a tenant walk Friday morning, we hit it Thursday overnight.
Yes โ that's most of our post-construction work. We're already a preferred subcontractor for multiple Toledo-area GCs (Rudolph Libbe, Mosser, Lathrop, Spieker, and others). Our COI, W-9, and safety paperwork is on file with them already.
Phase 1 (rough) happens after major framing is in but before final trades โ bulk debris and dust knockdown so trades can work. Phase 2 (final) happens after punch-list โ everything cleaned including inside cabinets, fixtures, windows. Phase 3 (detail) happens immediately before tenant move-in โ every surface re-wiped after final trades have walked through.
Yes โ that's a standard inclusion of our final and detail phases. Adhesive residue is removed with non-marring solvents that don't damage glass coatings or vinyl frames.
Yes โ initial sealing, polishing, or buffing for vinyl, polished concrete, and similar finishes. Specialty finishes (epoxy, custom hardwood, terrazzo) are quoted separately.
